Leak Detection Durban: Hidden Leaks, Burst Pipes, Leaking Toilets and High Water Bills

Leak detection in Durban costs R850 to R5,000 per visit, with most domestic jobs at R1,400 to R3,000, in a national leak detection guide dated September 2026 (Guide L1). It pays to find leaks early: section 96 of the eThekwini Water By-law, 2023 gives no reduction of the bill for a leak that goes undetected. Durban Home Repairs traces and repairs leaks in walls, floors, roof spaces and gardens across eThekwini.

Ask the quote to state the detection method, what is opened up to repair the leak, and what is reinstated afterwards: tiles, plaster, paving or lawn.

The Meter Test Before Anyone Visits

  1. Close every tap and check that no cistern or irrigation is filling.
  2. Read the meter and note the time.
  3. Wait 30 minutes without using water and read it again.
  4. If it moved, close the isolating valve inside the boundary and read again. Movement now points to the pipe between the meter and that valve.

Section 54(1) of the eThekwini Water By-law, 2023 requires an isolating valve on the service pipe not more than 1,5 metres inside the property boundary, which is what makes step 4 possible.

Burst Pipe Repairs

A burst pipe can be an underground supply pipe hit by roots or digging, a corroded galvanised pipe in an older house, or a joint in the roof space.

Where an older home has galvanised steel supply pipes, inspect the remaining pipework before choosing a spot repair or a re-pipe.

Leaking Toilets, Showers and Geysers

Section 57(1) of the Consumer Protection Act 68 of 2008 covers new or reconditioned parts installed during repair or maintenance and the labour required to install them for three months after installation, or longer if specified in writing; section 57(2) excludes misuse, abuse and ordinary wear and tear. Durban Home Repairs: Frequently Asked Questions

How much does leak detection cost in Durban?

A national leak detection guide dated September 2026 (Guide L1) gives R850 to R5,000 per detection visit, with most domestic jobs at R1,400 to R3,000. A price table on a Durban leak-detection directory, quoting South African market ranges (Guide D1), gives R1,450 to R3,000 for domestic leak detection, covering the call-out and first hour on site.

Will eThekwini reduce my water bill after a hidden leak?

Not for the leak itself. Section 96 of the eThekwini Water By-law, 2023 states that a customer is not entitled to a reduction of the amount payable if water is wasted or a leak in the customer's water installation is undetected. Section 103 lets domestic customers insure against undetected underground leaks through a monthly premium raised on the municipal bill.

How do I check for a leak with my water meter?

Close every tap and make sure no toilet cistern is filling, then read the meter and read it again after 30 minutes without using water. If the reading has moved, water is escaping somewhere between the meter and the taps.

Who is responsible for a leak on my side of the meter?

The owner. Section 46(1) of the eThekwini Water By-law, 2023 requires an owner to provide and maintain the water installation at the owner's own cost, and section 64 bars a customer from letting pipes or fittings leak or an overflow persist.

Is a running toilet a real leak?

Yes. A cistern that keeps running or trickles into the pan wastes water around the clock, and section 64(1)(d) of the by-law bars a customer from letting an overflow persist. Inspect the flush and inlet mechanisms to identify the fault before choosing an adjustment or replacement.

How deep should water pipes be in my garden?

Section 53(1) of the eThekwini Water By-law, 2023 normally requires 450 mm–1 m of cover for pipes up to 75 mm; section 53(2) allows the Municipality to specify conditions where that depth is impossible. Section 53(3) requires at least 500 mm horizontal separation from drains or sewers, except right-angle crossings with at least 100 mm vertical separation.
